This covers the historic issue and will be included as an extraordinary assumption in the appraisal.
“This appraisal assumes that the cost of renovating and incorporating the existing historic structure into a new
development would not exceed $20,000. There is evidence of historic buildings similar to the subject being integrated
into new multi‐family projects throughout the historic district. The point at which the costs associated with
preservation/renovation become new construction costs are unclear and virtually indistinguishable without the benefit of
a specific design and related budget to analyze. If the actual costs related to the historic structure exceed our estimate, it
could impact the value conclusion herein.”
