For the land area I used the county GIS data.  I can use the patent information, but short of a new survey, either  or both sources may not be entirely accurate.   Please share what you find.    2. As far as the historically significant existing structure…I have downloaded the Historic Site Form from the  inventory for this property.  I missed that initially, sorry.  I suspect that the property could be integrated into a  new development on the site, as there are many examples of new multi‐unit projects that have successfully  done so (David Belz Park Ave project and 820 Park Avenue come to mind right away).  There are likely costs  associated with panelization and I also suspect some demolition would still be required, thus the $5,000  estimate is reasonable (and still nominal in relation to market value).   I am not an expert on historic guidelines  and rehabilitation, etc.  If further depth of analysis is needed on this aspect I would need to do some additional  research.    Calling shortly    D. The size of the parcel identified in your appraisal is incorrect per my records. The patent on the conveyance  from the BLM notes .33 acres, not .26 (I see the discrepancy  between the county GIS layer but the patent is  really the determining factor)…I want to make sure it is correct as will impact the appraisal.   a. This may be from  a right of way which encumbers the property..I am looking it up but if you have info/is  this why you have a lower acreage?  2.
