Park City Municipal has received your GRAMA request dated 07.31.2022 for “Dear Department Staff,
I am performing a property condition assessment for a Multifamily Property known as Aspen Villas
Apartments, located at 1847 Kearns Boulevard, PARK CITY, UT 84060 under Parcel Serial Number: PC-
SEM-2 and need to know if there are any outstanding or unresolved: * Building, Planning/Zoning and Fire
code violations * violations for the property located at that address. I do not need to see the actual
records unless there are open or unresolved issues. I just need to know if there are open, outstanding, or
unresolved violations at that address.”
Based on your request, we are providing the following Information:
1. What is the Current Zoning of the Property?

2. Is the current use of the property compliant with the current designation?
The current designation specifications can be found through the LAND MANAGEMENT CODE
3. Are there any unresolved Notice of Violation or Notice to Comply against the property?

Pursuant to Municipal Code § 5-2-1, you may appeal this decision to the City Manager by filing a notice
of appeal within 30 days of the date of this letter. The appeal must include the following: (1) Your name,
mailing address, and daytime phone number; (2) relief sought; and may include (3) a short statement of
facts, reasons, and legal authority in support of the appeal. The City Manager will make determination
within 10 business days of receipt of the appeal, or within five business days of receipt of the appeal if
the requester or interested party demonstrates that an expedited decision benefits the public rather
than the requester or interested party, or within twelve business days after the City sends the
requester’s notice of appeal to a person who submitted a claim of business confidentiality. If the City
Manager fails to make a determination within this period, this shall be considered the equivalent of an
order denying the appeal.
